We are a growing residential property management company seeking an experienced, self-directed Senior Property Manager to oversee the full-cycle operations of a portfolio of single-family homes in Southern California.
This role is ideal for someone who has personally managed California-compliant move-outs, security deposits, maintenance, and leasing, and who is comfortable operating independently with ownership over results.
We use DoorLoop as our primary property management software. Experience with DoorLoop or similar platforms (AppFolio, Buildium, Propertyware) is strongly preferred.
This position requires local, on-site work, including inspections, move-outs, and vendor coordination.

Key Responsibilities
Tenant Move-Outs & Inspections
- Receive, track, and acknowledge 30-day notices to vacate
- Send move-out instructions and timelines through DoorLoop
- Schedule and conduct pre-move-out inspections in compliance with CA Civil Code §1950.5
- Perform move-out inspections once possession is returned
- Capture detailed photo documentation and written notes
- Accurately distinguish normal wear and tear vs. tenant-caused damage
- Prepare defensible documentation for security deposit deductions

Security Deposits & Legal Compliance
- Track and manage the 21-day security deposit deadline
- Obtain repair estimates, invoices, and receipts
- Prepare legally compliant itemized deposit statements with supporting documentation
- Coordinate refund checks and compliant delivery
- Verify utilities have no outstanding tenant balances
- Ensure all actions strictly comply with California landlord-tenant law

Maintenance & Vendor Coordination
- Receive and manage maintenance requests through DoorLoop
- Troubleshoot issues before dispatching vendors when appropriate
- Coordinate routine and emergency repairs
- Obtain and compare vendor quotes
- Verify vendor licensing, insurance, and W-9s
- Confirm work completion before approving payment

Leasing & Marketing
- Run rental comparables and advise on pricing strategy
- Create and publish listings (Zillow, MLS, etc.)
- Respond to inquiries and schedule showings
- Screen applicants using California-compliant criteria
- Prepare leases, disclosures, and required addendums
- Coordinate move-ins and conduct move-in inspections

- Monitor rent collection and manage late payments
- Serve proper notices when required
- Conduct routine property inspections
- Address HOA notices and violations
- Maintain professional, documented tenant communication and insurances
- Provide regular updates and strategic guidance to property owners

Qualifications
- 3+ years of residential property management experience (California preferred)
- Demonstrated experience handling CA-compliant move-outs and security deposits
- Strong working knowledge of California landlord-tenant law
- Highly organized with strong attention to detail
- Able to manage multiple properties and deadlines independently
- Confident handling difficult tenant situations professionally
- Tech-savvy and comfortable with property management software
- Reliable personal vehicle required for inspections and property visits
- Valid driver’s license and insurance

Pay: $65,000.00 - $80,000.00 per year
